Section 1: Housing Packages
1.1 Scope of Service
The Quick Check Tour ($599) includes one recorded apartment tour, short condition notes, and a video delivered within 48 hours of the completed tour. The The Nest Relocation ($899) includes two recorded apartment tours, neighborhood comparison insights, and detailed housing guidance for Boston newcomers. The Nest Concierge ($999) includes everything in the The Nest Relocation plus one live video walkthrough call with a personal guide, during which the client may ask questions in real time. Live walkthroughs are subject to the availability of the current tenant or occupant and are scheduled during Boston business hours, approximately 9am to 6pm ET, Monday through Friday. If a live walkthrough cannot be arranged for a given property due to tenant or access restrictions, an alternative property or a recorded tour will be offered in its place. Add-on tours are available at $75 per unit and require the purchase of either package first. If a property requires travel outside our standard service area, an additional travel fee will apply and will be confirmed with the client before scheduling.
1.2 Validity Period
The Quick Check Tour, the The Nest Relocation, and The Nest Concierge are each valid for 60 days from the date of purchase. All tours and guidance must be scheduled and requested within the validity period. Requests made after the validity period has expired will not be honored.
1.3 Delivery
Videos and reports will be delivered digitally to the client's provided email address. The 48-hour delivery timeline for the Quick Check Tour is based on business days and begins after the tour is completed.
1.4 Limitations
Services are limited to the Boston area and surrounding neighborhoods. The Nest Ally provides informational and coordination services only. We are not responsible for lease agreements, approvals, or negotiations. Final rental decisions and contracts are solely between the client and the landlord or property manager.
1.5 Client Responsibilities
Clients must provide accurate details about their housing needs, preferred neighborhoods, budget, and move-in timeline to ensure relevant property searches. Clients are responsible for contacting and finalizing lease agreements directly with landlords, agents, or property managers.
1.6 Refund Policy
All sales are final once the service has been initiated. If The Nest Ally is unable to complete a scheduled tour, clients may choose to reschedule or request a full refund for that tour.
Section 2: Arrival Marketplace Services
2.1 Scope of Service
Arrival Marketplace services are optional add-ons designed to support newcomers relocating to Boston. Current services include Airport Pickup, Furniture Setup, and Move-in Cleaning. All Arrival Marketplace services are fulfilled by third-party partners coordinated by The Nest Ally.
2.2 Scheduling
All Arrival Marketplace services must be requested a minimum of 14 days before the intended service date or move-in date, whichever comes first. Airport pickup requires accurate flight information including flight number, arrival terminal, and confirmed arrival time. Clients are responsible for notifying The Nest Ally immediately if flight details change.
2.3 Pricing and Payment
Arrival Marketplace services are priced on a flat fee or quote basis depending on the service. Upon request, The Nest Ally will provide a custom quote and send a Stripe payment link for confirmation. Services are not confirmed until payment is received.
2.4 Limitations
Services are limited to the Boston area and surrounding neighborhoods. For services fulfilled by third-party partners, The Nest Ally acts as coordinator only and is not responsible for service quality, delays, or issues arising from third-party providers.
2.5 Client Responsibilities
Clients must provide accurate information including flight details, delivery addresses, move-in dates, and any special requirements at the time of booking.
2.6 Refund Policy
Refunds are available only if The Nest Ally is unable to coordinate or fulfill the requested service. No refunds will be issued for cancellations made less than 7 days before the scheduled service date, or for issues caused by third-party providers.
Section 3: Pre-Furnish Package
3.1 Scope of Service
The Pre-Furnish Pack is a flat-rate service that includes sourcing, delivery, and setup of essential furniture and household items before the client's move-in date. Twin Setup ($1,200) includes a twin bed frame, mattress, and bedding set, a work desk and chair, a kitchen starter kit (plates, bowls, pot, and pan), towels, and a shower curtain. Queen Setup ($1,350) includes the same items with a queen bed frame, mattress, and bedding set. Add-on items such as a microwave, air fryer, window AC unit, or custom items are available at additional cost and priced on a quote basis.
3.2 Scheduling
All Pre-Furnish orders must be placed a minimum of 14 days before the move-in date. Clients wishing to add custom items must provide a product link at the time of ordering.
3.3 Fulfillment
Pre-Furnish services are fulfilled by third-party suppliers coordinated by The Nest Ally. Item selection may vary slightly based on availability but will match the standard specifications as closely as possible. Any substitutions will be communicated to the client in advance.
3.4 Limitations
Service is limited to Boston-area addresses. The Nest Ally coordinates sourcing, delivery, and setup but is not responsible for manufacturer defects or third-party supplier delays beyond our control.
3.5 Refund Policy
Refunds are available only if The Nest Ally is unable to fulfill the order before the move-in date. No refunds will be issued once items have been sourced and delivered. If an item arrives damaged, The Nest Ally will work with the client and supplier to resolve the issue.
Section 4: General Terms
